Meta Advertising Management for Real Estate

Real estate advertising can make a property visible; a suitable conversation also needs accurate information, a clear next step and sales follow-up. Form counts do not establish buying capacity or completed sales. Assess housing conditions, listing authority, current price and availability, and the meaning of visual material at the start of the campaign.

01

Separate project promotion from brokerage enquiries

A real estate campaign scope differs for one development, an existing portfolio and an owner seeking an agent. Buyers, tenants and sellers need different information. Make the offer and the party responsible for it clear from the opening message.

Check publication authority, the responsible representative and current listing status. Turkey’s Ministry of Trade EİDS explains identity and marketing-authority verification for electronic listings. Assess the applicable process for the channel and listing type separately; it is not the same as Meta ad approval.

The starting file should identify the property or project, area, information source, publication rights and follow-up owner. Do not continue presenting a sold or withdrawn property merely because an old ad is running. Establish how portfolio changes reach the advertising team.

02

Check housing conditions against country and content

An account review should consider advertiser and target countries, the subject and current special-category requirements. Where a Housing declaration is required, apply it and use permitted audience and form options. Do not copy an old country or account configuration into every campaign.

Meta’s June 2022 announcement describes US housing fairness work and restrictions in specified markets. That dated document is not an exhaustive list of Turkish settings in 2026. Verify current requirements before promising age, gender, postcode, lookalike or narrow-location controls.

Describe the property rather than implying which group should live there. Do not attempt to bypass restrictions with other labels or interests. A correct declaration does not guarantee approval. Review a rejection reason with the creative, destination and form before resubmitting.

03

Prepare a page with dated, verifiable information

A project page review should make the advertised unit type, plan and area easy to find. Explain gross and net area definitions, inclusions and availability. A map or proximity claim should not imply unsupported travel times or distances.

If price or payment information is published, show its date, scope and conditions. Identify the unit behind a starting price. Marketing should not invent credit eligibility, handover dates, ownership assurances or investment returns. Responsible specialists verify the information; update ads, pages and PDFs together when it changes.

For multiple listings, match property IDs, prices, status, imagery and links. Do not assume catalogue or dynamic options are available for every account and property. Confirm the supported current setup before copying a retail product catalogue into a property workflow.

04

Distinguish actual footage from project visualisation

A real estate creative brief should distinguish actual photography, a show unit, architectural renders and illustrative scenes. Do not portray an unbuilt amenity as completed. Different units’ views or specifications must not appear to be one guaranteed standard.

A walkthrough can explain the plan, a carousel individual rooms, and area content the surroundings. Check drone, music, person and location rights. Preview placements so plans and text remain usable; no format is universally superior. Use a customer story only with verified context and permission.

Portfolio display

Present an available listing and its actual scope. Do not present a past sale as something still purchasable.

Project visualisation

Identify a render or illustrative scene and prevent confusion with completed property.

Bounded creative test

For example, compare plan explanation with area information for the same project. Evaluate suitable conversations; clicks do not guarantee sales.

Match forms, WhatsApp and downloads to the request

Choose the contact journey from what the visitor wants. Meta forms can offer a short start, websites detailed information and WhatsApp a conversation the team must handle. Separate a PDF download, information request and viewing request.

06

Separate initial contact from detailed personal assessment

Form and event design should collect only necessary information. Choose questions under current housing and form conditions; do not put identity documents, bank information or detailed personal financial files into the initial ad form. Conduct necessary later assessment through an appropriate channel.

Check for personal details or free-text messages leaking through URLs, event parameters or CRM transfers. Server-side processing does not establish legal compliance. Define purpose, recipients, access, retention and deletion ownership. Do not use a real candidate’s private information for testing.

07

Connect sales handover and repeat contact to status

A sales handover should preserve the source, property or project and requested next step. Establish a realistic response process without promising that a universal five-minute rule multiplies conversions. Information accuracy and conversation suitability matter alongside speed.

Define contacted, suitable enquiry, meeting scheduled, meeting held and commercial stages. Separate duplicates and incorrect numbers. A deposit, contract and completed sale are different events. Respect contact preferences and the scope of the person’s request.

Assess remarketing through source eligibility, country/category conditions and preferences. New plan information or a useful answer may justify repeat contact. Update old advertising after a listing is sold, an enquiry withdrawn or a process completed. Do not copy a retail basket flow directly into property sales.

08

Read completed stages alongside enquiry costs

A management report should separate clicks, forms and messages from suitable enquiries, completed meetings and sales. Form and qualified-meeting costs use different denominators. State cost scope and period; platform attribution does not prove that advertising alone caused a sale.

Several project requests from one person can inflate records. If people and project opportunities are tracked separately, document that definition. Do not compare fresh enquiries with older closed records as if they are equally mature. Note price changes, portfolio changes, team capacity and follow-up gaps. One week of cheap forms is insufficient reason to move the entire budget.

Define the stages

Agree suitable enquiry and completed meeting criteria with sales. Keep pending cases visible.

Validate the records

Separate duplicates, wrong numbers and tests; check source matching.

Identify the issue

Inspect the listing, page, form or response finding. Avoid changing everything simultaneously.

Read budget with capacity

Plan a bounded test against meeting and portfolio readiness. Do not promise a fixed cost or sale count.

Frequently asked questions

Which Meta objective should real estate advertisers use?

Assess intended behaviour and measurement readiness. Discovery, information requests and viewings differ; visits or likes are not sales.

Do identical Housing settings apply in every country?

Check current scope against advertiser, target country, content and account conditions. An old restriction list should not be applied unchanged to all markets, including Turkey.

Are forms better than WhatsApp?

Information needs and conversation capacity matter. Read reachability, suitability and completed meetings alongside cost; neither route is universally superior.

Can a render be used in an ad?

Check rights, origin and represented scope. Make visualisation clear rather than implying a completed actual space or guaranteed specification.

Should remarketing be enabled automatically?

Assess source eligibility, country/category requirements and preferences. Repeat contact should carry current information and stop promoting sold listings or withdrawn requests.

Which success metric matters most?

Define it from the business goal. Read suitable enquiries, completed meetings and commercial stages separately. Form volume or low message cost alone does not establish success.
